The Most Exciting New Hotels of March, From Kyoto Theatres to Lake Como Villas

London Spain Turks and Caicos Islands Tokyo Denver Italy Epic Stays
by Katie Gavin Apr 1, 2026

For all the talk of new openings, many of the most interesting hotels are not entirely all that “new.” More often, they open within buildings that already had a life before guests checked in: a department store in London, a historic building in Kyoto once used for performances, a lakeside palazzo in northern Italy.

Several of this month’s hotel openings are embracing the history of the place, all while adding some extraordinary amenities. Six Senses London reworks a part of the city that has largely sat outside the luxury hotel map, with a wellness program that’s closer to a private clinic than a hotel spa. In Kyoto, the Imperial Hotel moves into the former Yasaka Kaikan complex in Gion. And on Lake Como, the Edition moves into a 19th-century residence and introduces a more contemporary style of hotel to a stretch of the lake long defined by formal villas.

If you are planning a trip this summer, here are some of the most exciting new hotels worth bookmarking.

Aubamar Palma

  • Location: Palma de Mallorca, Mallorca
  • Why it’s notable: Aubamar Palma Resort is one of the largest new openings in Mallorca this year, bringing nearly 500 rooms and a full resort setup to Playa de Palma — a stretch of coast that has historically skewed more low-rise and seasonal. The property spreads across three buildings a short walk from the beach, with 10 pools, multiple dining venues, and the highest rooftop bar in the area overlooking the coastline. Its scale is the differentiator here — you’re getting the kind of all-in-one resort infrastructure that’s rare this close to Palma’s city center, with enough on-site options to stay put without feeling cut off from the island’s main hub.
  • Type of traveler who will love this hotel: Groups or families who want a beach trip with options — where some people can stay by the pool, others head into Palma.
  • What’s nearby: The hotel sits in Playa de Palma, about a 10-minute drive from Palma’s historic center, where you’ll find La Seu Cathedral, the old town’s narrow streets, and a mix of restaurants and bars. Palma Airport is five minutes away, making arrivals and departures quick. The beachfront promenade just outside the hotel connects to beach clubs, casual restaurants, and bike routes that run along the coast into the city.

Imperial Hotel Kyoto

Imperial Hotel Kyoto

Image: Imperial Hotel Kyoto/New Material Research Laboratory

  • Location: Kyoto, Japan
  • Why it’s notable: Imperial Hotel Kyoto brings one of Japan’s most established hotel brands into the city with its first new property in decades, taking over part of the former Yasaka Kaikan — a 1936 theatre tied to Gion’s geiko (Kyoto’s term for geisha) and maiko (apprentice geisha) culture. Rather than rebuilding, much of the original structure has been preserved and worked into the hotel, including the facade along Hanamikoji Street and architectural details that carry through into the rooms. Some of the most distinctive are the heritage rooms, where elements of the original building remain visible, alongside details like chidori motifs — a traditional Japanese bird symbol — referencing the former interiors.
  • Type of traveler who will love this hotel: Visitors interested in staying within Gion itself, in a building with a direct connection to the area’s cultural history.
  • What’s nearby: The hotel sits on Hanamikoji Street in Gion, next to the Gion Kobu Kaburenjo Theatre, where the Miyako Odori — Kyoto’s annual spring dance performances — is held. Yasaka Shrine, Shirakawa’s preserved streets, and a dense cluster of traditional restaurants and teahouses are all within walking distance, with central Kyoto and the Kamo River a short walk beyond.

It also includes a spa with cryotherapy, hammam, and treatment rooms, alongside several restaurants and bars that keep the building active from morning through late night.
  • Type of traveler who will love this hotel: Younger travelers or couples planning a short stay in Madrid who want a central base with nightlife, dining, and events as part of the stay.

Six Senses London

Six Senses London

Photo: Six Senses

  • Location: London, England
  • Why it’s notable: Six Senses London marks the brand’s first UK property, set within the $2 billion redevelopment of the historic Whiteley department store in Bayswater — a part of the city that has largely sat outside London’s luxury hotel map. The 109-room hotel forms the core of a wider complex that includes a members’ club and multiple dining venues, but the defining feature is the almost 25,000-square-foot spa spanning an entire lower level. It goes beyond the standard treatment menu with hospital-grade screenings measuring dozens of biomarkers, a biohacking suite with cryotherapy and red-light therapy, and a full thermal circuit including a magnesium pool, hammam, and flotation pod. Interiors by AvroKO draw from the building’s Victorian roots and Art Deco references without slipping into traditional London opulence, resulting in rooms with more space than typical central properties, many with terraces — a rarity in the city.
  • Type of traveler who will love this hotel: Anyone arriving in London exhausted — or leaving the city needing a reset — and willing to spend money and time on their health and wellness.
  • What’s nearby: The hotel sits on Queensway in Bayswater, a short walk from Hyde Park and Kensington Gardens for morning runs or longer walks toward Notting Hill. The immediate area is in transition, with new openings like The Park restaurant and Nela drawing attention, while classic West London neighborhoods — Notting Hill, Holland Park, and Kensington — are all within a 10- to 20-minute walk. Queensway and Bayswater stations provide direct Underground access across central London, including quick connections to Oxford Circus, the West End, and Paddington for Heathrow Express transfers.

The lobby is organized around a sunken seating area and an all-day bar, while Fino, the on-site restaurant, serves Mediterranean small plates and opens onto a large outdoor wine garden set to host live music and rotating art.
  • Type of traveler who will love this hotel: Anyone happy to skip the chain hotels for somewhere with character.

The shift is most visible in the interiors — vaulted ceilings and original architecture paired with clean lines, marble, and low-slung furnishings — and in the social spaces, including a lobby bar centered around a striking stone counter. Dining is a major focus, with a restaurant from three-Michelin-starred chef Mauro Colagreco, and a lakefront terrace that becomes a focal point during the day. The floating pool, set directly over the water, is one of the few of its kind on this stretch of the lake.
